1. Application Process:
- Each adult occupant must complete an application form (Except spouse)
- A non-refundable fee($10.00 per adult applicant) is due at the time of application to cover the cost of the credit check.
- A holding deposit ($100.00 or higher, depending on the property) is due at the time of application. Only cash or money orders are accepted. No checks are accepted before move-in.
- The holding deposit is refundable if we reject your application due to unsatisfactory references, etc
- The holding deposit is also refundable if you withdraw your application within 72 hours.
- The holding deposit will not be refunded if you withdraw your approved application after 72 hours.
- All applicants are screened. We run credit reports and acquire landlord references. We check everything on the application form to ensure the information given is factual.
2. New Tenants:
- Upon acceptance of the application the holding deposit is applied toward the security deposit.
- The remainder of the security deposit is due immediately (Cash or money order only).
- The first month’s rent is also due upon acceptance (Cash or money order)
- Upon payment of the security and first month’s rent we will hold the apartment for you up to 30 days.
- If a pet deposit is charged, you are required to pay this in full before move-in.
3. Pet Policy:
- Pets are allowed at selected properties only with prior permission
- Pitbulls and several other dog breeds (including mix breeds) are not accepted under any circumstances. Most properties allow only small breed dogs.
- Only house-trained dogs are allowed. No puppies or untrained animals allowed.
- Each Town code limits the number of dogs kept at a property (Normally 2 dogs per property, not 2 dogs per apartment) We will allow only the number of dogs in accordance with town / city code
- A Pet Deposit of $300.00(cat) – $500.00 (dog) is required for each accepted pet (i.e. 1 dog & 1 cat = $800.00). This amount is subject to change without notice.
- A portion of each deposit is non-refundable.
- A Pet Lease Addendum will be attached to your lease.
- You are required to keep the pet areas clean & picked up
- Any complaints regarding the animal can result in the pet being permanently removed from the premises.
- You are held fully liable for any damage or injury caused by the animal.
4. Utilities:
- Your lease states which utilities are your responsibility
- These utilities must be turned on in your name at time of move-in and must remain turned on throughout your tenancy.
- If your utilities are turned off during tenancy, resulting in property damage (i.e. frozen pipes, etc.) you are fully liable for the entire cost of repairs.
